Most decks tend not to require planning permission and building regulations but;-
You need planning permission if your decking is within 20mtr line of sight of a highway
Exceed 3.0mtr height above ground level
Decks attached to listed buildings
Decks in conservation and national parks
It is essential to check with the local planning office for non-domestic timber decking
Building Regulations have specific requirements for disabled access which needs to be met if it is the only access to the primary entrance to the building
Any change in height on the deck of 600mm or more must meet Building Regulations of Guards, i.e. guardrails need to be fitted to prevent falling
Decks on public escape routes need to show that they meet building regulations, e.g. fire safety requirements
Raised decks need to show that the deck will be able to cope with the level of traffic and load bearing of the deck.
